Recoat season is upon us. A recoat involves applying a white layer of Cool Roof coating to a foam roof surface. Because Cool Roof coatings are so effective at reflecting the sun's heat, they need temperatures around 70 F and long hours of daylight to achieve initial set before nightfall. This week, Dura-Foam Solar Center began applying white coating layers to some jobs that were installed last winter. Winter work typically receives a dark gray elastomeric coating layer which drys easily on a typical Bay Area winter afternoon. Now that the weather has warmed up, the winter jobs are ready for the white Cool Roof coating layer.
Numerous customers with existing Dura-Foam roofs are currently receiving PV Solar Systems to provide clean electricity for their homes and businesses. Assuring that the roof area beneath the solar panels remains maintenance free for at least 25 years is critical. For this reason, we always recoat the roof area beneath the solar array before installing the solar modules.
Recoat season starts in the early spring so that it doesn't interfere with the roofing season rush hour which occurs every Fall. In the fall, new roof installations take priority to assure that homes and businesses are buttoned-up before the late fall rains come.
Nearly all Dura-Foam Solar Center customers choose to recoat their roofs to get the maximum value out of their roof systems. Applying the first recoat when the roof system is still relatively young assures that the Foam Roof will remain renewable for the life of the property. Get a recoat at year 5 and the second recoat will not be needed until after year 25! Each recoat typically adds 20 years of roof life providing property owners significant savings on roof upkeep.
No other flat roof and low slope roof system is renewable. Other roofs such as tar & gravel and single ply are torn off and dumped at landfills when they wear out. In contrast, the Dura-Foam Roof system has been proven to last the life of the property by renewing with recoats once every 20 years. Thus, landfill waste is displaced by choosing to recoat. New Solar Incentives for Affordable Multi-Family Housing
Solar installations on residential multi-family housing projects that qualify as "affordable housing" now have CSI rebates as high as $4.00 / Watt. CSI rebates are now $3.30 / Watt for common areas on these projects. This is great news for affordable housing owners. Dura-Foam Solar Center has already roofed a lot of apartment complexes that may qualify for these incentives. Most apartment buildings have flat or low slope roof geometry that makes them an ideal fit for foam roofing. With our Cool Roof system also makes the units at the upper-most floors become a lot more comfortable in the hot summer months. Plus, heating bills generally drop 20 to 50% for the units on the upper floors in the winter.
